I think I got my thinking mixed up. If your Frances Coate married to William Coate is really Mary Francis Coate, then my best theory right now is that she is married to Esq. William Coate who is the son of William (d. 1753, Charleston) who is the son of Thomas of England. Haven't you said that Esq. William Coate owned land in Newberry. Then yes, I am implying that they owned land in Newberry. Let's look at all the dates and places for Esq. William. Did he move to Newberry after he was in the Charleston Records? That would make it more plausible that the Esq.'s in two different places are one and the same man.
