Jeff, I've got two tags: Land-buy and Land-sell.
The sentences read:
for Land-buy: [:CR:]<On [D]> [P1] bought [M] <from [P2]> <located in [L]>
and in the Memo I have a standardized way of indicating the price of the
land, how much land, and its metes and bounds or Township and Range
reference. When the land transaction was a homestead or military land
warrant or other type of deal where the seller was the federal
government, I include the name of the certificate & its number and the
land office in the memo. And Person 2 is a fictitious person in my
dataset named the United States.

I keep an example of the way I want the Memo organized in a text macro so
I can instantly see how I'd set it up.
Additional parties to the transaction are tied in as Witnesses, with
suitably modified Witness sentences. This includes land transactions
where more than two people were involved, and I've included as a witness
the Clerk who recorded the deed when he was a family member
Since all the land records I've dealt with so far have been within the
U.S., these tags have served just fine.
